A Working City Built Tight, Next Door to the Grand Estates

Highwood has always stood apart from its neighbors. At 0.72 square miles it’s one of the smallest and most densely built cities on the North Shore — roughly 7,000 residents per square mile, in a region known for estate lots. That compact grid was built by the Northern Italian families, many from the Modena region, who arrived in the 1920s — several by way of the coal-mining town of Dalzell, Illinois — to work near Fort Sheridan, and whose restaurants still anchor Green Bay Road today: Del Rio has been run by the same family since the early 1920s, and Alex’s Washington Gardens dates itself to 1932. When the surrounding towns stayed dry, Highwood’s taverns served the soldiers next door — the city was nicknamed Whiskey Junction, a hardworking chapter it wears with pride. The fort itself closed in 1993 and was redeveloped; Highwood’s lasting role was always as its off-base main street.

For us, the practical story is what that history left behind: bungalows and two-story brick buildings with narrow side yards, small mechanical spaces, and — above the storefronts — apartments that were never plumbed for central ductwork. We fit the equipment to the property in front of us: a ductless head tucked into a bungalow addition, a boiler kept honest in a century-old two-flat, a condenser sized and sited for a lot with barely enough clearance for a standard unit. And every October, when the Great Highwood Pumpkin Fest fills Everts Park and the downtown blocks, it’s a reminder of how much life this 0.72-square-mile city packs in — our job is keeping every one of those tightly built homes comfortable through the seasons that follow.
