Hometown didn’t grow up gradually — it was built in one push. Starting in November 1949, Joseph E. Merrion’s $16 million, 300-acre project between Cicero Avenue and Pulaski Road put up 1,510 duplex homes plus 13 small apartment buildings for returning veterans, who could buy in with just $200 down and a $58.68 monthly mortgage. The city incorporated on June 6, 1953 with about 2,600 residents already in place — Cook County Clerk Richard J. Daley swore in the first city council — and passed 7,000 residents by 1958. With well over a thousand nearly identical duplexes built inside of four years, a huge share of the city’s furnaces and air conditioners are effectively the same age: when one home’s equipment reaches the end of its life, the one next door usually isn’t far behind.

These homes were also built compact — standard two-bedroom units run around 1,000 square feet or less — which leaves no room for an oversized furnace or a carelessly placed condenser. For duplexes that were never built with central ductwork, ductless mini-splits add cooling without cutting into a wall shared with the neighbor, and the original-era apartment buildings still benefit from expert boiler and water heater service. A City Built by One Developer, on One Clock

Most Chicago suburbs filled in block by block over decades. Hometown didn’t. Joseph E. Merrion planned and built the entire city — more than 1,500 duplexes on just under half a square mile of former prairie — in the space of about four years, specifically to give returning WWII veterans an affordable place to put down roots. An $8,500 two-bedroom duplex came with sewer, water, paving, sidewalks, and landscaping included, and the whole community followed on the same schedule: the first home dedicated in November 1949, Hometown Plaza open by 1951, its own parish and grammar school within a few years, and incorporation as a city in June 1953. Hometown Plaza still anchors the city today, and roughly three-quarters of the duplexes remain owner-occupied — many now expanded with additions that turned original two-bedroom units into three-bedroom family homes.

That compressed timeline is what changes the HVAC math here. When a city’s housing goes up all at once instead of in staggered waves, its furnaces, air conditioners, and water heaters tend to reach the end of their service life together too — block by block, not house by house. Add duplex lots that were tight from day one, with shared walls and little side-yard room for equipment, and sizing and placement have to be right the first time.
