Lakewood’s story starts before the village itself. In the 1920s a group led by circus-fortune heiress Mrs. “Lou” Ringling bought the old Dole family estate on the lakeshore, founded a country club, and platted the Country Club Additions — an exclusive colony that counted 36 new homes by 1926, including one built for bicycle manufacturer Ignaz Schwinn. Chains strung across the private side streets around 1929 gave the neighborhood its numbered Gates, and when residents finally voted 52-0 to incorporate in 1933, it was simply to get police and fire protection. Those lakeside homes are nearing a century old now, and they’re far more likely to run on boilers and radiators — or benefit from an added ductless system — than on standard central air.

The village’s west side tells the newer story: Turnberry’s golf-course subdivisions went up mostly from the late 1990s through the mid-2000s, and Lakewood’s population more than tripled between 1980 and 2020 as they filled in. That puts a large share of the village’s original furnaces and condensers at 20 to 30 years old — squarely in replacement territory — while routine maintenance keeps every system, lakeside or fairway-side, ahead of the seasons. Two Housing Eras — From the Gates to Turnberry

Lakewood grew in two bursts nearly seventy years apart. The first came in the 1920s, when Mrs. Ringling’s country club platted the Country Club Additions along the lake’s south and west shore — grand homes for Chicago families, marketed as a colony of “congenial people, and attractive homes.” With only 125 year-round residents recorded in the village as late as 1940, many began life as seasonal lake retreats rather than everyday houses, and the chain-gated side streets of 1929 still name the neighborhood today. Homes from this era tend to run on boilers, radiators, or add-on ductless systems rather than a standard forced-air setup, and they reward technicians who respect how they were built. The village has kept its recreational roots, too — it has owned RedTail Golf Club since 1991, opening a brand-new clubhouse in 2024.

The second wave didn’t arrive until the turn of this century, when the Turnberry area on the village’s west side filled in with single-family subdivisions — the Woods of Turnberry alone went up between 2003 and 2006 — and the population climbed from fewer than 1,300 residents in 1980 to more than 4,200 by 2020. That means a large share of the village’s forced-air furnaces and AC condensers are now roughly 20 to 30 years old, right in the window where original equipment starts failing for good.
