Most of Westchester’s homes were built in the two decades after World War II, once the postwar housing boom finally completed the village Samuel Insull started planning in 1924 — the median Westchester home dates to 1957, and more than four in five are detached single-family houses. The English Village That Never Quite Got Finished

In 1924, Samuel Insull bought the farmland that became Westchester and set out to build a storybook English suburb — English street names like Stratford and Canterbury, Tudor-style cottages, and its own rapid-transit spur (the CTA’s Westchester branch, opened 1926) to carry future residents downtown. The 1929 crash and Insull’s own financial collapse cut the plan short: the Tudor building program was abandoned around 1930, and the transit line was pulled up in 1951 for lack of riders — just a few years before the postwar boom finally filled Westchester in with the brick ranches and Cape Cods that make up most of the village today.

The half-finished plan left its mark elsewhere in town, too. At Wolf Road and 31st Street, developers poured sidewalks for nearly 600 house lots that were never built — and that stalled subdivision is now Wolf Road Prairie, an 85-acre Illinois Nature Preserve holding one of the finest black-soil prairie remnants east of the Mississippi, with more than 360 native plant species and the original 1920s sidewalks still running through the grass. That layered history — part unbuilt English village, part postwar suburb, part accidental nature preserve — means Westchester’s HVAC needs are genuinely mixed: a handful of older cottages without ductwork, a majority of mid-century homes with aging original equipment, and everything in between.
