Why Western Springs’ Five Building Eras Each Need a Different HVAC Approach

Western Springs packs an unusual amount of housing history into 2.78 square miles. The original townsite was platted in 1871 by Chicago merchant Phillip Peck’s group, first as “East Hinsdale,” and incorporated in the 1880s with a strong Quaker imprint — the village elected Quaker developer T. C. Hill its first president, and early property deeds barred alcohol sales. When the namesake mineral springs dried up around 1890, three civil engineers who lived in the village designed a new waterworks, and 156 carloads of hand-quarried limestone became the 1892 Water Tower — 112 feet tall, National Register-listed, and still the village’s best-known landmark, now home to the Historical Society’s Tower Museum. From that core, the village grew in clearly dated waves: Forest Hills (annexed 1927, laid out with wide lawns and deep setbacks), Springdale (1955), and Ridgewood (1973), each adding a distinct generation of homes and the mechanical systems that came with them.

The newest chapter was genuinely a golf course: the Vial family built the 18-hole Timber Trails course in 1929–30, part of the land became Ridgewood in the 1960s, and the remaining 104 acres sold in 2004 for $45 million — annexed by the village in March 2005 and built out into a 338-unit community of single-family homes and townhomes. Alongside the empty-nester townhomes of Commonwealth, completed through the early 2000s, that means Western Springs’ newest housing sits blocks from its oldest.
