The lake at the center of the village was engineered from scratch: in 1929 the Wonder Lake Syndicate bought 1,642 acres of farmland from eight local families, dammed Nippersink Creek, and flooded 750 of those acres to create a summer-resort lake promoted at the time as the second-largest in northern Illinois. The cottages that sprang up around it came first — the village didn’t incorporate until 1974 — and about 43% of today’s homes date to that original 1940s-60s wave, many built as seasonal retreats and winterized later. The Lake Came First — by Forty-Five Years

Wonder Lake may be the only village in the area whose centerpiece was built before the town was. The Wonder Lake Syndicate’s earthen dam went up across Nippersink Creek between June and October of 1929 — sealed on October 15 — creating a lake nearly four miles long with three wooded islands and 15,000 freshly stocked bass. Cottages followed, subdivisions multiplied, and in 1965 the developers handed the lake itself over to the surrounding property owners, whose Master Property Owners Association still manages it today: the lake is private, with access through the subdivision associations that ring it rather than any public beach. The village came last — incorporated in 1974, first chartered as the Village of Sunrise Ridge after the subdivision that organized it, and it didn’t annex the lake bottom until 2001.

That backwards-seeming timeline is exactly what an HVAC company here needs to understand.
